Tenants responsibilities for repairs

A Tenant must do minor jobs including:

  • Replacing fuses, Light Bulbs,Smoke Alarm Batteries.
  • Clearing a blockages (sink/bath/drains).
  • Un-Blocking A Washing Machine, Washer Will Not Drain.
  • Repair damage that the tenant, their family or visitors have caused:

All requests for repairs are to be put in writing by email or faxing the Repair Request forms provided in your Tenant Folder. You may also request repairs online on our web site by clicking on the link below, Report Repairs and Maintenance, completing the details and sending it to us.

It is important that you explain the best access method with any request so that the repair can be carried out quickly for you.

Only emergency repairs will be accepted by telephone

All repairs are attended to as promptly as possible, however, it is often necessary to obtain the Landlord’s approval and/or quotes before any work can commence, so unfortunately a delay is sometimes unavoidable.

If any firm arrangements that we have made regarding access for any tradespeople are not kept by you, the service charge £50.00 for calling the trades person will be automatically passed on to you for payment.

Landlords are allowed a reasonable time period to rectify any valid repair

Should any parts be required for the repair of any appliance, they will be ordered from the appropriate manufacturer. Whilst we make every effort to complete your repair as swiftly as possible on occasion there may be a delay in completing the repair if the parts are not in stock.

If any repairs are required in your house due to malicious damage or as a direct result of negligence, we will not be held responsible for completing such repairs the tenant will have to pay for them.
