Rent Recovery Plus & Legal Protection
For landlords who wish to protect their rental income, we can purchase a Rent Recovery Plus product via HomeLet and note you as having an “interest in" this policy. Having an interest in this policy means that you may be able to benefit should a successful claim be made.
Brief details of the product are below:
· Eviction of Tenants for non-payment of rent
· Eviction of unauthorised occupants
· Eviction of tenants following an expired section 21 notice
· Eviction of a tenant following a claim for possession
· Legal Expenses limit of up to £50,000
· Up to a maximum of 5 month’s rent payments from the date of the first arrears
· Can also pay 2 months at 50% of the rent payable once vacant possession has been obtained

Deposits:
As members of the official TDS scheme, we handle all the registration of deposits for you. We also negotiate with your tenant regarding the return of deposit funds, plus any deductions as necessary to return your property to its original condition should it be necessary.
To prevent any court action against you, we handle any tenancy deposit disputes by referring to arbitration.
Maintenance & Repairs:
In the event that maintenance or repairs are required, we inform you and either give you the opportunity to undertake the work of your own accord, or via our own designated contractors. Strict accreditation checks are carried out on all tradespeople and contractors who are deployed by Concentric in all areas. By our ruling, all contactors have to carry current and relevant certifications and Public Liability Insurances cover to ensure your protection.
Agreements and documents:
All of our tenancy legal agreements and letters are monitored and updated as and when any legal cases change or there are any law changes. This is to ensure that any tenancy agreements produced are always as up to date as they can be, to prevent any issues in the future or in court. Our branches are fully trained in legal agreement production for your protection and safety, as well as the creation of a comprehensive tenancy file. The tenancy file is there in case you ever need to defend yourself in court and we pride ourselves in ensuring that this is as comprehensive as required, with inventories, EPCs, notices, Insurances, utility notifications and safety certificates all kept within.
Insurance:
We work with leading landlord insurance provider Homelet to ensure the best service possible to you our landlords and tenants. We are unable to offer advice in relation to Insurance due to FSA regulations, however a link to their services is available from our website.
Rental Appraisals:
Our agents are trained to discuss all areas of lettings in-depth with potential client landlords during the initial rental valuation, to ensure that any potential client is fully aware of their legal obligations as a landlord, as well as the agreement between us. We aim to educate as well as advise, ensuring everything is covered that a landlord may have questions about or has gap in their knowledge regarding.
