Why You Should Never Sell a Property
By
Mark Walsh Estates
There is one big reason why you should never sell a property. If you keep it long enough, it is almost certain to go up in value greatly – making you a big fat profit in the process. • Cashing in on a property may seem smart • But ultimately it is anything but smart Selling a property can be like throwing away hundreds of thousands of pounds. I know it, I have done it! Of course, if as a newbie investor, I knew then what I know now, it would have been a completely different story… This is what happened to 3 properties I sold, and which I didn’t really have to sell. • Terraced house, Preston, Lancashire. Sold for £45,000 in 2004, worth about £100,000 now. • Terraced house, Preston, Lancashire. Sold for £85,000 in 2017, worth about £135,000 now. I sold these properties to raise capital for non-property reasons. As a result, my net worth is hundreds of thousands of pounds less than it should be.

Buying Off-Market Properties
By
Mark Walsh Estates
Buying off-market properties may be a new concept for you. If so, I am here to give you insights into this hidden gem. An off-market property is a property that is not available to the traditional market – since it is not listed on property websites, agents don't advertise it publicly, and it isn't available on auction. Typically, you will have to go directly to the seller for an off-market property.
Off-market properties are hard to find however these are some benefits of them:
• Decreased competition – since off-market properties are not in the mainstream market there tends to be less awareness of the property.
• Limited viewings – small amounts of people tend to know about the specific selling.
• Quick and private sales - Sold by the owner their partnered agency, or a developer therefore your offer is more likely to be accepted.
• No 3rd party sale - you can negotiate directly with the seller which often drives the price and reduces wait times.
Mark Walsh Estates can offer you support in buying off-market properties. With strong relationships in the local market, we are here to assist with your search.
