1. INTRODUCTION
We would like to take his opportunity of providing you with guidance notes relating to a proposed tenancy.

2. GETTING STARTED
Having viewed a property and arrived at a decision to make an application to rent, we will require ALL applicants to complete a referencing form, which will then be processed to verify the information provided. The cost of referencing is £175 for 2 people and £125 for single person and must be paid at the time of application.
None refundable.
The submission of the referencing application is no guarantee of tenancy. A final decision as to whether or not a tenancy can proceed will depend on responses received and will be made in consultation with the landlord.
To support your application you will need to provide two forms of identification. These could be a birth certificate, full driving licence, full 10 year passport or new style national insurance card. Current Employment details last wage slip, 1 month Bank / Building Society Statement.Showing your wages going into your bank *

3. GUARANTORS
Guarantors may be required on some properties. The €˜guarantor’, will be responsible for paying any deficit in the tenants rent should the tenant fail to meet their rental obligations as defined in the tenancy agreement. They will also be responsible for the costs of any damage done to the property whilst tenanted and any other matter where the tenant is in breach of their agreement and a financial penalty is incurred. *Guarantor’s must also provide all the information listed above.

4. DEPOSITS AND RENT
A security deposit is required for all tenancies and is equal to one months rent plus £100.00. This deposit is in addition to the advanced rent payment required.

5. RENT
Rent should be paid to us by the due date each month. The method of payment is by standing order only. This should be set up three days in advance of the due date to allow for clearance through the banking system.

6. END OF TERM
Inventory items should be placed in their respective rooms to facilitate easy checking on handing over. Read carefully the inventory/statement of condition, clean curtains, carpets etc if required and generally prepare the property for that final inspection. Liaise with us and arrange a convenient time for handing over the premises.
Once checking has been completed and deductions from your deposit agreed (if any), the deposit or balance of deposit will be returned to you within 14 days. The deposit is held by the Deposit Protection Service and NOT Mark Walsh Estates.

7. MARK WALSH ESTATES FEES FOR LETTING A PROPERTY

Completion and submission of the attached application form confirms your understanding and acceptance of the above terms and conditions, but it does not guarantee a tenancy on the property.
